TM44 Air Conditioning Energy Assessments

Background to TM44
The Energy Performance of Buildings Directive (EPBD) requires Member States across Europe to have in place measures that establish regular inspections of air conditioning systems which have an effective rated output of more than 12 kW. However, if the building has 4 individual 4 kW units, the total combined cooling capacity of the system under single control is 16 kW, and the system would require an inspection.

It requires building owners or managers to undertake regular inspections of air conditioning systems. The principal guidance for the inspections is TM44, which is intended to support inspections that are carried out for compliance with the EPBD.

What is TM44?
CIBSE Technical Manual TM44 was published by The Chartered Institute of Building Services Engineers (CIBSE) and describes the statutory requirements for an air conditioning inspection in the UK and Republic of Ireland and provides guidance on practical inspection procedures. The procedures focus on assessing how well the system is maintained, controlled, and operated, and whether it is fit for purpose.

Benefits of a TM44 inspection
Having an air conditioning system inspected by an accredited air conditioning energy assessor is designed to improve efficiency, reduce energy consumption, decrease operating costs and the carbon emissions of the system. The energy assessor provides an independent review and will highlight improvements to the operation of existing systems or opportunities to replace older, less energy efficient systems or oversized systems with new energy efficient systems. Once completed the TM44 certificate lasts for 5 years.
