The Energy Performance of Buildings Directive (EPBD) requires companies to have measures in place that establish regular inspections of air conditioning systems with an effective rated output of more than 12 kW. However, if the building has three individual 4 kW units or more, and the total combined cooling capacity of the system under single control is 12 kW, the site will require an inspection.
Building owners or managers are required to undertake regular inspections of air conditioning systems. The principal guidance for these inspections is TM44, which is intended to support compliance with the EPBD.
What is TM44?
CIBSE Technical Manual TM44 was published by the Chartered Institution of Building Services Engineers (CIBSE). It outlines the statutory requirements for air conditioning inspections in the UK and Republic of Ireland, and provides guidance on practical inspection procedures. These procedures focus on assessing how well the system is maintained, controlled, and operated, and whether it is fit for purpose.
Having an air conditioning system inspected by an accredited energy assessor is designed to improve efficiency, reduce energy consumption, decrease operating costs, and lower the system's carbon emissions. The energy assessor provides an independent review and will highlight improvements to the operation of existing systems, or opportunities to replace older, less energy-efficient or oversized systems with new, more efficient models. Once completed, the TM44 certificate lasts for five years and can complement many other accreditations your business holds.
